Pre-Purchase Renovation Review
A clear, practical assessment — before you commit to buying.
Buying an older or heritage home with renovation in mind can be exciting – but it can also come with uncertainty. Between council controls, building condition, layout limitations, and renovation costs, it’s not always clear what’s realistically achievable from a real estate listing alone.
A Pre-Purchase Renovation Review gives you experienced, independent advice before contracts are signed – helping you understand a property’s potential, constraints, and risks, so you can make an informed decision with confidence.
This review is about clarity, not commitment.

Is this right for you?
This review is ideal if you’re:
-
considering buying an older or heritage home
-
unsure what council or heritage controls may apply
-
wanting to understand renovation potential before making an offer
-
weighing up multiple properties
-
keen to avoid costly surprises after settlement
What we’ll cover
Every property is different, but a Pre-Purchase Renovation Review typically includes:
-
an onsite inspection of the existing house and its condition
-
discussion of layout opportunities and constraints
-
council research, including planning controls and any heritage considerations
-
identification of potential red flags or limitations
-
early guidance on renovation scope, complexity, and feasibility
-
honest advice about whether the property aligns with your goals and budget
-
No drawings are prepared at this stage – the focus is on insight, direction, and risk awareness.
How it works
Once you book, I’ll ask for the property address and any available information so I can review relevant council controls ahead of time.
The review includes:
-
travel to and from the property
-
an onsite inspection (approximately 30 minutes)
-
a discussion afterwards to talk through findings, risks, and next steps
You’ll walk away with a clear understanding of the property’s potential – and what to consider before moving forward.
What you’ll walk away with
After your review, you’ll have:
-
Clarity on whether the property suits your renovation goals
-
A better understanding of planning and heritage considerations
-
Confidence in your decision – whether that’s to proceed, negotiate, or walk away
-
Early guidance on what the next step should be (if any)
What happens next?
If you proceed with the purchase, the next step is often one of the following:
-
Heritage Renovation Feasibility Session
A deeper, post-purchase session to clarify scope, options, and next steps. -
Concept Design
A focused design stage to explore layout options and direction.
There’s no obligation to continue, the aim is informed decision-making, not pressure.
